
Carlsbad Village Grand Avenue Station Focus Area Plan
MW Steele Group was commissioned to study the potential for redevelopment related to the new multi-modal Grand Avenue Transit Station in the Village of Carlsbad. Working with the community and local business leaders, MW Steele Group created a development concept plan for a geographic study area focused on streets within walking distance (approximately 1,500 feet) of the Station.
The concept plan was formulated largely through a walking workshop followed by a discussion group and a design workshop. Community residents, business leaders and city officials all participated in the negotiations to create a plan. Results of the effort was a plan that proposed using vacant North County Transit land for housing, mixing housing with retail and office uses in various parts of the Village, and developing a lively “walking street” animated with a mix of uses facing the street and along east-west walkthroughs. Other recommendations included changes to a localized street pattern, reinforcing certain existing uses to create an artisan based area, and intensifying development at specifically identified sites.
