This mixed use project incorporates the majority of an urban block in the Mission Hills neighborhood of San Diego. The existing and new buildings occupy a prominent site and their design transforms what was a auto oriented 1950’s strip mall back to its original turn of the century pedestrian oriented storefront, reinforcing the gateway to this historic neighborhood.
Phase 1, completed in September of 2007, restores the historic storefront pattern along a major neighborhood street. This phase provides 20,000 square feet of commercial office and retail uses as well as eight units of affordable rental housing. Phase 2 will provide a public pedestrian paseo through the site, 5,300 s.f. of retail space, sixty-one market-rate condominiums, and two levels of subterranean parking for the entire site. Townhouses with entry porches and additional commercial storefronts on the public sidewalk reinforce the historic traditional plan of the neighborhood.

From the project inception in 2003, the design team involved the neighborhood in the design process. After numerous hearings and community meetings, compromises were made, including a reduced maximum height.
